Pay Rate:
The pay rate for this job is $20 - $25 / hour*
What you'll be doing as a Maintenance Technician:
- Organizational Relationships: This position reports directly to the Property Manager and indirectly to the Property
- Supervisor/Regional Supervisor
- External Relationships: Frequent contact with tenants, clients, owners, contractors, vendors/suppliers, representatives of other businesses, and members of the community with professionalism and with our core values in mind
- Internal Relationships: Contact with other staff at all levels
- Supervisory Responsibilities: This job has no supervisory responsibilities
- Responsible for the daily repair and upkeep of the property
- Responsible to maintain the grounds and assist the groundskeeper on daily basis
- Responsible for the preparation of vacant units for occupancy
- Responsible for trouble shooting and completion of any work orders within Maintenance Technician's abilities and making management aware of any outside maintenance vendor needs
- Responsible for the care, maintenance and inventory of all supplies and equipment owned by the property and/or the management company. (including tools)
- Responsible for reporting unusual or extraordinary circumstances regarding the property or residents
- Responsible for maintaining the required property uniform and insuring a professional appearance and attitude at all times
- Responsible for cleaning work area, tools and equipment
- Responsible for courteous, efficient response at all times
- Be aware of and operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times
- Responsible for thorough knowledge of management company policies and community policies
- Responsible for seeking educational opportunities and self-improvement for personal growth and development
- Responsible to be available to work on an on-call basis
- Responsible for securing the maintenance shop(s) at the close of every work day
- Any other duties the Property Manager/Supervisor feels falls into the Maintenance Technician's job description
- Measures of Performance External Relationships: Frequent contact with tenants, clients, owners, contractors, vendors/suppliers, representatives of other businesses, and members of the community with professionalism and with our core values in mind. Coordinates the end-product of outside contractors and their staff working on-site.

- Perform this job successfully, an individual must be able to perform each essential duty satisfactorily. - Education and Experience Requirements: High school diploma or equivalent; or six to nine months related experience and/or training; or combination of education and experience
- Licenses, Certificates, Registrations: CAMT certification is preferred but not required. Valid driver's license, good driving record, and auto insurance are required
- Language: Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals
- Mathematical: Ability to add and subtract two digit numbers and to multiply and divide with 10's and 100's
- Ability to perform these operations using units of American money and weight measurement, volume, and distance.
- Reasoning: Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions.
- Ability to deal with problems involving a few concrete variables in standardized situations.
