Pay Rate:
The pay rate for this job is $17 - $17 / hour*
What you'll be doing as a Leasing Consultant:
- Essential Duties include the following, but are not limited to the job specifications contained herein
- Additional duties or job functions that can be performed safely may be required as deemed necessary by our Customer.
- Completes lease form or agreement and collects rental deposit.
- Responsible for ensuring the “model” apartments and target apartments are ready for show; responsible for maintaining work areas and office in a clean and orderly manner; need to have an awareness of the “curb appeal” of the property.
- Thorough knowledge of lease terms, specifications, and all community policies.
- Knowledgeable of required telephone and sales techniques.
- Knowledgeable of current market conditions.
- Fully informed of current rental rates, sizes, locations, and all amenities of the property.
- Maintain contact with all apartment locator services and local businesses to provide informational material. Update periodically.
- Responsible for “shopping” competitive properties.
- Develop full knowledge of application information required, screening processes, and policies
- regarding rentals.
- Responsible for conducting outreach marketing at least once per week.
- Develop and maintain an ongoing resident retention program under the direction of the Community
- Manager.
- Responsible for playing an active role in the renewal process.
- Responsible for the proper maintenance of all resident and property files.
- Efficient and timely processing of all required administrative forms, reports, and related
- information.
- Responsible for reporting unusual or extraordinary circumstances regarding the property or
- residents.
- Courteous, efficient handling of resident requests and complaints.
- Responsible for maintaining a professional appearance and attitude at all times.
- Responsible for seeking educational opportunities and self-improvement for personal growth and development.
- Responsible for assisting the Assistant Manager in the collection of delinquent rents
- Any other duties assigned by the Community Manager
Available shifts:
Shift Timings - 1st Shift (Day) , Weekends
Requirements:
- Organizational Relationship: This position reports directly to the Property Manager and indirectly to the Property Supervisor
- External Relationships: Frequent contact with tenants, clients, owners, contractors, vendors/suppliers, representatives of other businesses, and members of the community
- Internal Relationships: Contact with other GSF Properties Inc. Staff at all levels
- Supervisory Responsibilities: This job has no supervisory responsibilities
- Qualifications: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Reasonable accommodations may be made to enable individuals with disabilities to perform essential functions
- Education and Experience Requirements: High school diploma or equivalent required. Minimum three to six months of experience in customer service and sales or minimum three to six months of experience in relevant property management positions
- Licenses, Certificates, and Registrations: A valid driver's license, a good driving record, and auto insurance are required
- Language:
- Ability to read and comprehend instructions, correspondence, and memos
- Ability to write correspondence
- Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization
- Mathematical:
Ability to add, subtract, multiply, and divide, using whole numbers, common fractions, and decimals - Ability to calculate figures and amounts such as promotional discounts, balance due, and prepaid
- Reasoning:
- Ability to apply common sense understanding to carry out written and oral instructions
- Ability to deal with problems and address customer concerns in a calm, professional, and service-oriented manner
- Background check and drug screening required
